About Deed Restrictions
If you are planning to build or do alterations to your home in Douglas Manor we would like to help you expedite your approval process with the Landmarks Preservation Commission (LPC) and the Department of Building (DOB) by outlining a simple procedure for you to follow.
As is stated by the LPC Master Plan for the Douglaston Historic District, of which the Douglas Manor Association (DMA) is the major component, the LPC must obtain a letter from the DMA stating that your renovation/building plans do not contain any violations of our deed restrictions.
Simply submit a copy of your complete set of plans including a site plan, open space calculations and elevations to the DMA, Properties Committee Chair, 234-21B 41st Avenue, Douglaston, NY 11363.
These plans will then be reviewed by our Properties Committee. If the plans do not contain any violations of our deed restrictions we will send a letter stating that to both the LPC and your architect (or you if you are not using an architect) for submission at your LPC hearing. If your plans do contain any violations we will contact you or your architect and discuss these issues with you.
We also recommend that you also submit a set of plans to the Douglaston & Little Neck Historical Society, 328 Manor Road, Douglaston, NY 11363 for their comments.
